Terms & Conditions – Kosciuszko Tourist Park
Booked via Booking.com, Airbnb, Expedia, or another OTA? The OTA's terms apply — contact them directly for any changes or cancellations. For all other guests, by making a booking you accept these terms. All cancellation and amendment requests must be submitted via our online form only.

- 15+ days (outside Snow Season): free if available and like-for-like.
- 8–14 days: the greater of $50, 10% of total tariff, or one full night's tariff.
- <7 days: no amendments permitted.
- Snow Season: no free amendments; same fee as 8–14 days; not permitted within 14 days.
- Security Bond (Cabins): $100
- Refunded within 7–14 days after departure if no issues.
- Check-in / Check-out
- Check-in from 3 PM. Check-out by 10 AM.
- Early check-in (before 1 PM): $30 | Late checkout (until midday): $30.
- Quiet hours: 10 PM to 6 AM.
OTA Bookings
If you booked via an Online Travel Agent (OTA), contact the OTA directly for any changes or cancellations. The OTA's terms apply and they process any charges or refunds. We cannot alter or refund OTA bookings.
Age Restrictions & Parental Consent
The lead guest must be 18 or older at check-in. Guests under 18 must be accompanied by a parent or legal guardian throughout their stay.
If a minor stays without their parent/guardian, we require written email consent from the parent/guardian before arrival. The consent must include:
- Full name and contact details of the parent/guardian
- Confirmation they authorise the minor to stay
- Name of the supervising adult (18+)
- Acknowledgment of these Terms & Conditions
We reserve the right to refuse check-in or cancel without refund if consent is not provided.
Deposit & Payment – Standard Rates
- Deposit: 50% of total booking or one full night's tariff, whichever is higher.
- 7+ days before arrival: deposit taken at booking; balance charged 8 days prior to arrival.
- <7 days before arrival: full payment taken at booking – non-refundable.
- If the balance payment fails, you have 24 hours to resolve it. If unresolved, the booking will be cancelled and all amounts paid will be forfeited.
- Card payments: 2% surcharge applies.
Promotional, Discounted & Stay-and-Save Rates
Full payment is required at booking. These rates are non-refundable and non-amendable under any circumstances.
Minimum Stay Requirements
- Winter weekends (Jun–Sep, any stay including Fri, Sat, or Sun night): 2-night minimum.
- 20 Dec – 5 Jan: 3-night minimum.
- Easter & NSW winter school holidays: 2-night minimum.
Snow Season: June Long Weekend through 30 September.
Cancellation Policy – Standard Rates
- 15+ days before arrival: retain the greater of 10% of total booking or one full night's tariff. Refund the balance within 7 business days to the original payment method.
- 8–14 days before arrival: retain the greater of 50% of total booking or one full night's tariff. Refund the balance within 7 business days.
- Within 7 days of arrival: 100% non-refundable. No refund.
Cancellation fees are based on the full night's tariff regardless of the amount paid at the time of cancellation. If the amount paid is less than the applicable cancellation fee, the outstanding difference remains owing.
Amendment Policy – Standard Rates
Important: Submit all amendment requests via our online form only. Submitting the form does not confirm any change. Your booking remains under the original terms until you receive written confirmation from us.
Outside Snow Season (Oct – early Jun)
- 15+ days: free like-for-like amendment (same rate type & accommodation) if available.
- 8–14 days: transfer fee of the greater of $50, 10% of total tariff, or one full night's tariff.
- <7 days: no amendments permitted.
Snow Season (June Long Weekend – 30 Sep)
No free amendments at any time.
- Date moves permitted within the same Snow Season only, subject to availability. Transfer fee: the greater of $50, 10% of total tariff, or one full night's tariff.
- No amendments within 14 days of arrival.
- Bookings cannot be moved to a different season or the following year.
- Chalets & Cabins: Saturday check-in/out not permitted during Snow Season.
Any amendment that reduces the total booking value or stay length will be treated as a cancellation and the cancellation policy fees will apply.
Security Bond
Cabins: A $100 bond is charged at check-in. It will be refunded within 7–14 days after departure provided there is no damage, excessive cleaning required, missing items, policy breaches, or unpaid charges. We will retain the bond and invoice any costs exceeding it.
Occupancy & Guest Count
Maximum occupancy applies to all guests including adults, children (2–15), and infants (under 2). Infants are free but count toward the limit. Unapproved extra guests or exceeding the limit may result in additional charges and/or eviction without refund.
Parking & Vehicles
One vehicle per site/cabin is included. Additional vehicles: $20/night, registered at reception on check-in.
- All vehicles must be registered at the office on check-in (make, model, colour, registration number).
- Park only in designated areas. Speed limit: 10 km/h throughout the park.
- Oversized or unroadworthy vehicles require prior approval.
- Coming soon: Automated boom gate – only registered vehicles will be granted access.
Health, Safety & Hygiene
Follow all government and park protocols. Visibly ill guests may be required to leave at their own cost. No smoking or vaping indoors. Emergency contact details must be provided at check-in.
Check-In & Check-Out
- Check-in: from 3:00 PM. Check-out: by 10:00 AM.
- Early check-in (before 1:00 PM): $30. Late checkout (until 12:00 PM): $30. Requests must be made at least 24 hours in advance and are subject to availability.
Late Departure Penalties:
- Failure to vacate by 10:00 AM without prior arrangement: charged one additional night at the standard nightly rate.
- After 12:00 PM: charged for an additional full night.
- If the site/cabin is required for incoming guests and you have not vacated, you will be charged and asked to leave immediately.
Checkout Condition: Leave your cabin/site clean. Remove all rubbish, wash and return all dishes. Report any damage to reception. Excessive cleaning may result in bond deductions.
Firewood Policy
- Premium seasoned firewood: $20 per bag – available at reception during office hours.
- Collecting or burning timber from Kosciuszko National Park is illegal under the National Parks and Wildlife Act and carries substantial fines.
- Use designated firepits only. Never leave fires unattended. Extinguish completely before leaving.
- During total fire bans or extreme fire danger (typically Nov–Apr), all firepits are closed. Check current restrictions at rfs.nsw.gov.au before lighting any fire.
- Breaches may result in fines, eviction, and liability for firefighting costs.
Wi-Fi & Mobile Coverage
Mobile: Excellent Telstra coverage via on-site tower. Other carriers may have limited or no coverage in the alpine region.
Wi-Fi: Provided via paid vouchers at reception. Relies on satellite and shared backhaul links. Speeds may vary during peak times.
Quiet Hours
Quiet hours: 10:00 PM to 6:00 AM. No loud music, voices, or generators. Minimise vehicle movements.
- First breach: Warning.
- Second breach: $300 fine.
- Continued breaches: Eviction without refund.
Damage & Responsibility
You are responsible for any damage, loss, excessive cleaning, or missing items caused during your stay. The bond will be applied toward costs; any excess will be invoiced.
CCTV & Security
CCTV operates in public areas for safety and security. By staying, you consent to CCTV monitoring. We are not liable for third-party acts or theft of personal belongings.
Privacy & Personal Data
Your data is handled per our Privacy Policy and used for bookings, security, and (opt-in) marketing. We do not share data except as required by law.
Use of Park Facilities
Follow all signs and staff directions. Use facilities at your own risk.
Camp Kitchen Fridge: Label all food with your name and departure date. Unlabelled food will be discarded without notice. Remove all items on checkout.
Damage to facilities may be charged and deducted from your security bond.
Lost & Found / Personal Belongings
We are not responsible for loss, theft, or damage to personal items. Check your accommodation thoroughly before departure.
- Perishables (food, beverages): disposed of immediately.
- Non-perishables (clothing, equipment, personal effects): held at reception for 7 days, then donated to local charities.
Pets
Pets are strictly prohibited in all accommodation and throughout the park in accordance with National Parks and Wildlife Service regulations. Breach of this policy may result in immediate cancellation, removal from the premises, and forfeiture of all monies paid including the security bond.
National Park Compliance
Kosciuszko Tourist Park operates within Kosciuszko National Park under the National Parks and Wildlife Act 1974 (NSW). By staying with us you agree to:
- Comply with all NPWS regulations.
- Respect and protect native flora, fauna, and natural features.
- Not feed, harass, or disturb wildlife.
- Not remove or damage plants, rocks, or natural materials.
- Report any damage to park property or infrastructure.
- Follow all park signage and ranger directions.
Park Entry Fees: Vehicle entry fees apply and are the guest's responsibility. Check current rates at nationalparks.nsw.gov.au.
Breaches of National Park regulations may result in NPWS fines, eviction without refund, and/or legal action by NPWS.
Weather, Natural Events & Force Majeure
- Kosciuszko is an alpine environment with extreme and unpredictable weather. We are not liable for weather conditions affecting your stay.
- No refunds for rain, snow, cold weather, or adverse conditions impacting outdoor activities.
- In the event of bushfire evacuations, emergency road closures, floods, or natural disasters, we are not liable and no refunds will be provided. Guest safety is our priority and we will follow all emergency service directives.
- We are not liable for events beyond our reasonable control including fires, floods, earthquakes, pandemics, or government orders. At our discretion we may offer a refund, credit, or alternative dates.
- Check road conditions and NPWS alerts before travelling: nationalparks.nsw.gov.au.
- Travel insurance is strongly recommended for all bookings.
Guest Safety & Alpine Environment
- Weather: Conditions change rapidly – snow, wind, and rain can occur year-round.
- Terrain: Walking paths may include uneven surfaces, rocks, and steep areas.
- Wildlife: Observe native animals, snakes, and insects from a distance. Do not feed or approach.
- Medical: Nearest hospital is Cooma, approximately 60 km away.
Guests are responsible for their own safety during outdoor activities. Bring appropriate clothing and equipment for alpine conditions.
Emergency: Dial 000. Reliable Telstra mobile coverage is available via our on-site tower.
We recommend comprehensive travel insurance. This does not exclude rights under Australian Consumer Law that cannot be excluded.
Reservation Transfer
Bookings are non-transferable without our prior written approval. The named guest must be present at check-in with valid photo ID.
Governing Law & Dispute Resolution
These Terms are governed by the laws of New South Wales, Australia. Contact us first to resolve any issue. If unresolved within 14 days, you may contact NSW Fair Trading. All disputes are subject to the exclusive jurisdiction of NSW courts.
