Important: Unless otherwise stated, all conditions below apply to Standard Rates only. All promotional, discounted, or stay-and-save rates are fully prepaid, non-refundable, and non-amendable.

Quick Start Summary

  • Deposit & Payment (Standard Rates)
    • 7+ days before arrival: 50% deposit now; 50% due 8 days prior.
    • <7 days: 100% charged immediately (non-refundable).

    • 15+ days: retain 10% or 1 night (whichever higher).
    • 8–14 days: retain 50% or 1 night (whichever higher).
    • Within 7 days: 100% non-refundable.
  • Amend (Standard Rates)
    • 15+ days (outside Snow Season): free if available and like-for-like.
    • 8–14 days: $50 or 10% or 1st night (whichever higher).
    • <7 days: cannot amend.
    • Snow Season: 15+ days is not free; stricter rules apply (see below).
  • Check-In/Out
    • Check-in from 3 PM; check-out by 10 AM.
    • Failing to vacate by 10 AM incurs a day charge; after 12 PM stay may extend to an extra night if available, otherwise you will be charged and asked to vacate.
  • Security Bond (Cabins): $100, refunded 7–14 days after departure if no issues.
  • Promotional/Discounted Rates: fully prepaid, non-refundable, non-amendable.

1. Definitions & Park Operator

Park: Kosciuszko Tourist Park, 1400 Kosciuszko Road, Jindabyne NSW 2627.
We/Our/Us: Kosciuszko Tourist Park (ABN 77 629 224 317).
You/Your/Guest: The person(s) making or holding a booking.
Booking: A confirmed reservation made via phone, email, in person, or our website.
Booking Confirmation: The email or SMS sent once required payment has been processed.

2. Changes to These Terms

We may amend these Terms at any time. Updated Terms appear on our website and apply from publication.

3. Rates, Promotions & Taxes

All rates are in AUD and include GST. Rates may vary by date, season, demand, or events. Promotional/discounted/stay-and-save rates are fully prepaid, non-refundable, and non-amendable. One standard vehicle is included; additional vehicles $20/night (register at check-in).

4. Booking, Deposit & Payment Timing (Standard Rates)

Book 7+ days before arrival: 50% deposit at booking; balance charged 8 days prior. Book <7 days: 100% charged immediately. After the balance is charged, amounts retained follow the cancellation policy. Non-refundable/promotional rates: full payment at booking; no changes or refunds. Card payments incur a 2% surcharge. Confirmation: Your booking is confirmed when payment is processed and a confirmation is sent. If payment fails, you have 24 hours to update details; otherwise the booking may cancel and amounts paid may be forfeited. Late arrival: After office hours, check-in instructions are sent by SMS. No-show/early departure: No refunds on any rate.

5. Cancellation Policy (Standard Rates)

  • 15+ days before arrival: retain 10% of total booking or one night’s rate (whichever higher); refund the balance to the original payment method.
  • 8–14 days before arrival: retain 50% of total booking or one night’s rate (whichever higher); refund the balance.
  • Within 7 days of arrival: 100% non-refundable.

Refund timing: Approved refunds are processed within 7 business days to the original payment method.

6. Amendment Policy (Standard Rates)

How to submit a request (VERY IMPORTANT): All cancellations or amendments must be lodged via our online form only. Successfully submitting the form does not mean your request has been processed or approved. The form simply collects your details for review. Your booking remains under the same policy until you receive a written confirmation from us with any fees and the new dates.

Outside Snow Season (Oct–early Jun):
15+ days: Like-for-like amendment (same rate type & accommodation) is free if available.
8–14 days: Transfer fee of $50 or 10% of total tariff or 1st night (whichever is higher).
<7 days: Bookings cannot be amended.

Snow Season Rule (June Long Weekend – 30 Sept):
No free amendments at any time.
• Date moves are allowed only within the same Snow Season, subject to availability, and incur a transfer fee of $100 or 10% of total tariff or 1st night (whichever is higher).
No amendments within 14 days of arrival.
• Bookings cannot be moved to a different season or to the following year and cannot be amended in a way that reduces the overall booking value or stay length; such requests will be treated as a cancellation under the policy above.

Minimum nights & Saturday rule: Minimum-night requirements still apply. During Snow Season, Saturday check-in/out is not permitted for Chalets & Cabins.

Non-refundable/promotional rates: No amendments.

7. OTA Bookings (Booking.com, Airbnb, Expedia, etc.)

If you booked via an Online Travel Agent (OTA), you must contact the OTA directly for any changes or cancellations. The OTA’s terms and timelines apply to your booking. We cannot modify, cancel, or refund OTA bookings; charges and refunds (if any) are processed by the OTA per their policy.

8. Security Bond

Cabins: A standard bond of $100 is taken at check-in. Refunded within 7–14 days if no damage, excessive cleaning, missing items, policy breaches, or unpaid charges. We may retain the bond and invoice any excess.

9. Minimum Stay Requirements

Three-night minimum: 20 Dec–5 Jan. Two-night minimum: Easter and NSW winter school holidays. Shorter stays may incur a surcharge at our discretion.

10. Occupancy & Guest Count

Maximum occupancy includes all guests (adults, children 2–15, and infants under 2). Infants are free but count toward the limit. Unapproved extra guests or exceeding limits may result in charges and/or eviction.

11. Accessibility & Special Needs

While we do not have dedicated accessible rooms, facilities include a disabled toilet block, wheelchair-friendly areas, and two-bed chalets with walk-in showers. For specific needs, email stay@kosipark.com.au at least 48 hours prior.

12. Parking & Vehicles

One vehicle per site/cabin is included; additional vehicles $20/night (register at check-in). Park only in designated areas. Speed limit 10 km/h. Oversized/unroadworthy vehicles by approval only.

13. Health, Safety & Hygiene

Follow government/park protocols. Visibly ill guests may be required to leave at their own cost. No indoor smoking/vaping.

14. Check-In & Check-Out

Check-in: from 3 PM. Check-out: by 10 AM.
Failing to vacate by 10 AM incurs a day charge. After 12 PM, stays may extend to an additional night if availability allows; otherwise, you will be charged and asked to vacate.

15. Firewood & Fire Policy

Use only designated firepits. Do not collect or burn timber from Kosciuszko National Park — it is illegal and harms the environment. Please purchase firewood on-site: your support helps fund firepit cleaning, ash disposal, and maintenance for everyone’s safety. During total fire bans or hazardous conditions, firepits are closed. Breaches may result in fines or eviction.

16. Damage & Responsibility

You are responsible for any damage, loss, excessive cleaning, or missing items. The bond may be used toward costs; any excess will be invoiced.

17. CCTV & Security

CCTV operates in public areas. By staying, you consent to CCTV. We are not liable for third-party acts.

18. Privacy & Personal Data

Your data is handled per our Privacy Policy and used for bookings, security, and (opt-in) marketing. We do not share data except as required by law.

19. Wi-Fi Access

We have a new Telstra tower nearby which improves coverage; however, there is still no fibre or equivalent reliable backhaul to the park. We rely on satellite/limited links. To maintain fair usage across guests and sustain equipment/maintenance, Wi-Fi is provided via low-cost paid vouchers. Speeds may vary during peak times; illegal or excessive use is prohibited.

20. Use of Park Facilities

Please follow signs and staff directions. Use facilities at your own risk. Damage may be charged and deducted from the bond.

21. Liability for Personal Belongings

We are not responsible for loss/theft/damage of personal items. Secure valuables appropriately.

22. Pets (Not Permitted)

No pets are allowed. Breach may result in cancellation, removal, and bond forfeiture.

23. Smoking & Vaping

No smoking/vaping indoors. Breach incurs a $300 fee. Smoke only in outdoor areas and dispose of butts responsibly.

24. Quiet Hours

10 PM–7 AM daily. Breaches may incur a $300 fine and/or eviction. Visitors must comply with all park rules.

25. Guest Behavior & Conduct

Disruptive, unsafe, or unlawful conduct may result in removal without refund. Follow staff directions and posted rules; illegal acts are reported to authorities.

26. Site Preferences & Relocation

We try to meet site/cabin requests but cannot guarantee them. We may relocate you in emergencies and will notify you.

27. Lost Property

Items are stored for 30 days (perishables discarded). After 30 days, items may be donated or disposed of. Collection in person or by arranged postage.

28. Right of Removal & Eviction

Breaches of these Terms or unsafe conduct may result in removal without refund. Eviction-related costs are your responsibility.

29. Reservation Transfer

Bookings are non-transferable without our prior written approval. The named guest must be present at check-in.

30. Force Majeure

We are not liable for events beyond our control (e.g., fires, floods, road closures, government orders). We may offer a refund, credit, or new dates at our discretion; no liability for consequential losses.

31. Governing Law & Jurisdiction

These Terms are governed by the laws of NSW, Australia. Disputes are heard in NSW courts.

32. Dispute Resolution

Please first contact us to resolve any issue. If not resolved within 14 days, you may contact
